Following CIVITAS Studio’s successful Abu Dhabi City planning process, we were invited to team with Perkins + Will again, to lead the production of another Urban Structure Framework Plan. As in the Abu Dhabi process, the Al Ain plan was the result of the coming together of international experts and Emirati locals in a creative design charrette process. The resulting vision carefully guides growth while preserving the cultural and environmental identity of Al Ain.
Key outcomes include:
- A land use plan that focuses growth in the Central Business District (CBD) and along a transit supported ‘gateway corridor’;
- A revitalized CBD that is compact and walkable;
- Careful enhancement of the relationship between the CBD and the beautiful Al Ain Oasis;
- Preserved and densified Emirati districts;
- The preservation of significant landscape features such as prominent dunes and intermittent rivers (wadis);
- An enhanced open space network through the creation of an urban system of parks and open space links; and,
- Preservation of Al Ain’s character as a 4 to 5 storey mid-rise city.
