Vancouver View Cones: Potential Housing Supply Study

In light of the BC Provincial Government's recent direction towards increasing immediate housing supply and Vancouver City Council’s desire to achieve the same, the CIVITAS team developed a 3D analysis of nine view cones to demonstrate the significance of the number of homes that could be added in downtown Vancouver, if the view cone constraints didn't exist.
Assuming all sites under these view cones would redevelop over time and respecting the current Local Area Plan heights, with 7,500 to 8,000 square feet tower plate, 80 feet separation between towers, an average suit size of 600 square feet, the analysis estimated a potential of 42,000 homes within these nine view cones. This would represent a 50% increase in number of homes on the Downtown Peninsula.
