As the lead consultant on the project CIVITAS was responsible for the:

• Master Plan + Report - Overall physical community plan including land use, density and building heights, circulation, and open space frameworks;
• Development Standards + Design Guidelines - detailed guidance on form, character, and identity;
• Town Square Guidelines - the vision for the community’s most iconic urban gathering space;
• Streetscape Concept Design - design guidelines for functional and place-making elements associated with great streets;
• Lighting Master Plan - developed with Light Cibles to provide detailed guidelines for security, circulation, and accent lighting.
• Wayfinding Master Plan - developed with Cygnus to provide detailed guidelines for way-finding and public signage.
